The Epic Builders provides full-service custom-home construction, including early planning, design coordination, construction drawings, engineering, permits, budgeting, trade coordination, material planning, construction management and final review. You receive one experienced team to guide the project instead of coordinating multiple companies independently.

Yes. Every custom home begins with the household—not a predetermined floor plan. We consider your preferred architectural style, daily routines, entertaining needs, storage requirements, accessibility, natural light and future plans. The design is then developed around the lot’s dimensions, zoning restrictions and surrounding neighbourhood.

Yes. We can help plan a replacement home on a property with an existing structure. The process may include demolition coordination, surveys, zoning analysis, service disconnections, tree considerations, excavation and new construction. We assess these requirements early so the demolition and building phases can be properly coordinated.

Yes. We coordinate the architectural and structural documentation required for the building-permit application. We also review zoning matters such as setbacks, height, lot coverage and permitted floor area. If the proposed design requires minor variances, we help prepare the project for the Committee of Adjustment process.

The final cost depends on the size of the home, architectural complexity, excavation, foundation conditions, structural design, mechanical systems and finish selections. Demolition, municipal charges and professional services can also affect the overall investment. We prepare the budget around your actual plans and property instead of relying on a misleading universal price-per-square-foot figure.

A complete custom-home project commonly takes more than a year when design development, zoning, permits and construction are included. Projects requiring Committee of Adjustment approval or complex site preparation can take longer. We build a phased schedule and keep you informed as the project moves from approvals into active construction.

We establish the project scope, specifications and allowances before construction so you can understand what the price includes. If you request a change, it is documented with its cost and potential schedule impact before the affected work proceeds. Qualifying custom homes constructed by The Epic Builders include applicable Tarion new-home warranty protection, including coverage that extends for up to seven years. The exact coverage depends on the project and contract structure. We explain the registration and warranty documentation applicable to your home before construction begins.
